A DEVELOPER'S plans to transform a derelict brownfield site could involve more than 300 homes being built and bring 700 jobs.

Colburndale Developers is proposing to regenerate the old pipeworks in the centre of Colburn with a scheme that incorporates housing, employment and shops, as well as a hotel.

Twenty five per cent of the housing element would be designated as affordable housing. It will also retain Colburn Social Club, a key local facility.

David Coates, planning director of Kingerlee Homes, part of Colburndale Developers, said: "Work stopped at the pipeworks in 2004, and since then the site has been derelict. It makes sense to bring the site forward for development now and to provide a mix of housing, employment and recreation uses."

He said it was in line with planning policy to develop brownfield sites. The development would also boost the surrounding area and bring jobs.

"Our consultations with the local residents clearly highlighted the importance of finding an appropriate scheme for the derelict factory site.

"Their views have been invaluable in drawing up our proposals and we have worked to retain the social club as an integral part of the scheme."

Colburndale Developers also believes its plan could complement plans to expand nearby Catterick Army Garrison into a super garrison'.

It said research commissioned by Richmondshire Council indicated the area would be in need of housing, including affordable housing and homes for military personnel and support staff.

The scheme, which was strongly supported at the initial public consultation last December, would also establish new footpaths and cycle routes linking to local shops in Catterick Road.

A public exhibition of the developer's plans go on show at the Colburn Community Health and Recreation Centre today, from 4pm until 7pm.
